Expansion of industrial units
Construction, modification or expansion of industrial units or warehouse is considered to be permitted for development, which does not require an application for planning permission, which is subject to the following rules and conditions.
Specific to new industrial buildings and warehouses
- No new building shall be more than 5m, if within 10 meters of the cartilage limit. In other cases, a new building may not be higher than the curtilage limit or 15 meters high – whichever is less.
- No new building that needs to exceed 100 square meters of space and 100 square meters of overall floor space in areas of particular scientific interest. In other cases 200 square meters.

Specific to extending or altering industrial buildings and warehouses
If the building is within 10m of the curtilage range, there is no extension or modification to the building over 5m. In all other cases, no expansion or alteration should be more than a building extension or replacement.
Applicable to all
Development should be within the scope of an existing industrial building or warehouse.
- Building 110 or 500 square meters (whichever is less) of the original building on designated land
- Building 125 the main building or a thousand square meters (whichever is less) at a place of special scientific interest.
- Other buildings 150 or 1,000 square meters of the original building (whichever is less)
- There will be no development within 5 meters of the cartilage boundary
- There is no development in the back of a listed building
- Any new expanded or converted buildings on the designated land to use for similar materials in exterior appearance to those used for existing industrial buildings or warehouses
- The progress that reduces the amount of space available for parking or turning of vehicles
Any new, expanded or refurbished industrial building must be original to the current use of the building, staffing facilities or research and preparation of the product or process.
- Any new, expanded or converted warehouse must be related to the current use of the building or the provision of staff facilities.
- For employees other than employees in the under-taking premises for employment purposes, between 7 am and 6.30 pm of course, if there is a significant amount of harmful substances
Where there is any doubt as to whether the development will allow development, consultation with the local planning authority should be undertaken. To ensure that the proposed development is legal and an application for planning permission is not required, it is possible to apply for a “lawful development certificate” from the local authority.

This would mean that a development request would be needed which is usually not required. Prior to any development, the local planning authority should be examined to determine if any restrictions are imposed on the permitted development.
