A Retrospective Warrants (or Letter of Comfort) is required where work has been carried out without the required consents. Generally, when someone is selling their house it is at this point they find out that their loft conversion, the addition of an en-suite or garage conversion, for example, do not have the required approvals and they have to initiate procedures to obtain the appropriate paperwork to complete the sale of their property.

It is becoming very common for clients to have carried out building works to their properties without having the knowledge of the legal requirement to obtain a Building Warrant prior to commencing any works. In this situation, we need to carry out a full measurement survey of your home, produce a set of ‘existing scale drawings’ and a full set of ‘proposed scale drawings’, accompany them with an Ordnance Survey map highlighting your property and complete the Council’s application form and submit all the information for review.
It takes around 4-weeks for the council to review the plans and arrange to carry out a site inspection which is followed by the release of the completion certificate.
Please note that once we have carried out the full survey of your property, we will highlight any areas of concern that may need to be attended too prior to the council carrying out the final inspection of the property. This will prevent any undue delays with the release of the completion certificate.
